Repair or Replace? Evaluate and Protect Your Home Roof for the Summer Season

Evaluate your home's roof! Your home’s roof is your home’s first line of defense from the elements. So it’s important to keep it in good repair and ready to protect your home. But damage can occur to your home’s roof. Whether it’s from the wear and tear of age or the result of storm damage, you may need to decide whether the roof needs a small repair or whether your roof needs replacement. And with the possibility of summer storms, wind, rain, and hail on the horizon, it’s important to keep your roof in tip-top condition.

STAY ON THE LOOKOUT

The sooner problems with your roof are detected, identified, and corrected, the better off you’ll be. So be on the lookout for signs of damage or wear on your roof. Roof damage isn’t limited to outside — it can occur on the inside as well. Inspect your roof regularly both on the exterior and interior.

Exterior.  Pay attention to these telltale signs of exterior damage.

  • Discoloration and water spots. Water damage can warp your roof’s shingles and stain the exterior. These warning signs can indicate that water isn’t draining properly in the affected area. In particular, pay attention to the areas where the roof meets the external walls of your home. If you see ragged or warped shingles here, it may be time for repairs or replacement.

  • Inspect the gutters. Look carefully in your gutters during cleaning. If you see a large number of granules from shingles it’s usually an indication that your shingles are breaking down from age.

  • Moss and algae growth. You may see moss or algae growth on the shady portions of your roof. That’s a telltale sign that excessive moisture could potentially be causing leaks and water damage.

  • Missing shingles or other obvious damage. If you detect missing, cracked, or misaligned shingles, don’t delay repairs. The shingles of your roof are your home’s first line of defense. Even a short delay in repairing an obvious problem can lead to a much more extensive (and expensive) repair job being required in the future.

Interior.  Be alert to these signs of roof damage from the inside.

  • Water damage. If you detect water damage in your attic or on top-floor ceilings it’s important to get it checked out right away. A leak in the roof has the potential to cause serious damage to your home very quickly.

  • Mold and mildew. Mold and mildew can occur even without an obvious water leak in your roof. If small openings have developed in the roof, changes in humidity and temperature can promote the growth of mold and mildew.

WHEN IT’S TIME FOR A REPAIR

Having roof damage doesn’t necessarily mean that your entire roof will need to be replaced. Consider these factors when deciding about the work that needs to be done on your roof.

The area is small.

  • If the damage to the roof is small and well-contained — for example, some damaged flashing or a few missing shingles, you can probably get by with a repair. For aesthetic reasons, it’s smart to contact a qualified roofing professional when replacing shingles. They’ll be able to match the color of the shingles that need replacing and will make sure that the repaired area blends in with the existing roof. Consider the age of your roof when making a repair. If you’ll need a complete replacement in only a few more years, it may be worthwhile to move the job up and get it done now.

Your budget is limited.

  • If you’re on the borderline between repairing and replacing, you may need to consider your household budget. Even if money is tight, be sure to consider financing options. You may save money in the long run if you can lock in low-interest rates when getting the job done.

Structural integrity is not compromised.

  • If you’re on the fence between repairing and replacing, be sure that the damage you need to be repaired won’t be glossing over deeper structural problems with the roof. If that’s the case, you shouldn’t hesitate to get all the necessary work done, even if it involves a complete roof replacement.

WHEN A ROOF REPLACEMENT IS REQUIRED

Sometimes a repair job just isn’t enough. If your roof is old, a quick repair job may only provide a temporary band-aid solution. You should consider these factors when you’re deciding on whether to repair or replace your roof.

Age.

  • If the roof is old, repairs aren’t going to be as effective as a replacement job. The warranty for most shingle roofs is 20 to 30 years, so if you’re getting towards the end of that time, you’re probably better off getting an all-new roof. If you don’t know the age of your roof, closeup inspection of the shingles will tell the tale — if many shingles are cracked, or if you find many roof shingle granules in your gutters, it’s time for a new roof.

  • Of course, different roofing materials have different lifespans. For example, a well-maintained metal roof can last over 50 years. If you’re in doubt, consult with a professional roofer, like the pros here at Team Enoch.

Damage.

  • If your roof has sustained damage from a storm, it’s important to consider the structural and watertight integrity of the roof. Damage from high winds, hail, or falling debris can cause damage that’s much more serious than a missing shingle or two. It’s important to consult with professionals you can trust if a storm has impacted your home. A quick repair job may only cover up more serious issues, like internal structural damage. Have your roof inspected thoroughly by a professional roofing company before you opt for a quick solution.

Water damage.

  • Water is the enemy of your roof. If you detect water leaking into your home don’t delay in seeking professional help and guidance. In some cases, the problem can be easily solved, but if the water leakage is extensive and if damage has occurred inside the home it may be necessary to schedule a roof replacement as soon as possible.

Your Roof is Your First Line of Defence

There’s nothing like the security of a good roof over the heads of your family. When you detect damage to your roof make it your first priority to see what needs to be done to make it function the way it should. In many cases, a simple repair may be all that is required but be sure that any repairs you have done aren’t just covering up a more severe problem that will need to be taken care of further on down the road.

  1. Thanks for mentioning how you should have your damaged shingles repaired immediately before more significant problems are able to occur. My uncle has noticed that a recent hailstorm has caused some of his asphalt shingles to crack, and he is worried that his hardwood floor will get damaged if it rains. I'll let him know to find a professional as soon as possible.

  2. It's helpful that you mentioned how you should rely on an expert to handle any damages your roof sustained during a storm since its structural integrity may have been compromised. Ever since it rained while my wife and I were sleeping last night, we have noticed that water has started to pool near the center of our asphalt roofing. I wonder if hiring an expert would help us find a way to fix the damages.

  3. Thank you for talking about how urgent it is if you suspect water damage happening to your roof. Lately, my wife has been getting the feeling that our house has felt more humid than before, and I can see what she means whenever I head up to the attic. If some roof damage is causing this, I better act quickly and find a roofer in the area that can assist us in fixing it.

  4. A significant advantage of metal roofing and wall panels over traditional roofing materials is longevity. Due to the long-lasting nature of steel, your roofing and wall panels will have a longer lifespan and won’t need to be replaced as frequently compared to traditional building materials.

  5. Roof inspection should be schedule after every 10-12 years. Try to fix the faults time to time in order to prevent yourself from the major repairs or replacements.
